Introducing ePlans

Delray Beach's permitting process is now fully digital! With ePlans, the city's digital plan review system, you can easily submit documents, pay fees, and download permits online. Prefer paper? No problem! Bring in your documents, and we'll help digitize them for you with our scanning service for a fee.

What Permits Can I Apply for Using ePlans?

As of June 5, 2023 all building permit applications, except for demolition applications, may be submitted online.

NOTE: If you have applied for a permit in person using hard copy plans and documents, you must complete the permit process in person at the development services department located at 100 NW 1st Avenue, Delray beach, FL 33444.

 

Express Permits Available

Emergency A/C, roof, and water heater repairs or replacements are considered walk through permits, meaning we expedite them. You may also apply for your A/C permit 24-hours AFTER your repairs are complete. While the permit application is the same, most A/C permits are issued within three days. Our goal is to ensure your permit process is as smooth and quick as possible.

If I am Applying for a New Permit via ePlans, What Information Should I Have Available?

1. The cost of the job.

2. The PCN (Parcel Control Number) for the property where the work will take place. If you don't know the PCN, visit the Palm Beach County Property Appraiser's website and type in the property owner's name or address. Click here to look up your PCN on the Palm Beach County Property Appraiser's website.

3. The Completed, signed, and notarized permit application form. Click here to view all the permit applications.

4. Be certain that your contractor registration is up to date. If it is not, your permit will be rejected. Click here to apply for a contractor registration or to check your status.

5. Select the permit type from the below drop-down menu to see what additional items are required to apply for your permit. Please note that additional documentation may be required for subsequent review cycles.

Ready to Use ePlans to Apply for Your Permit? Awesome, here’s a couple reminders:

  • The applicant’s contact information, especially the email address, will be used for all notifications throughout the process.
  • Only submit the required documents noted on the online application form (PDF format only). Click here to view file requirements for your document and drawings.
  • If your permit submission is rejected, you will receive an email detailing the reason for rejection. You will need to complete a new submission once the correction has been made.
    Note: Following a submission rejection, the individual permit information does not remain in our system.
