How to apply for a permit

Effective December 31,2023 the Florida Building Code will change to the 8th edition

There are two ways to apply for a permit:

Online with ePlans: Click here to view the list of permit types available through ePlans.
In Person: Permits may be submitted in the Development Services Building Division Office Monday through Friday 8:30 a.m. to 4 p.m. at 100 NW 1st Ave, Delray Beach, FL 33444 (North of the main City Hall entrance).

What to know before you get started

Express Permits Available: Emergency A/C, roof, and water heater repairs or replacements are considered walk through permits, meaning we expedite them. You may also apply for your A/C permit 24-hours AFTER your repairs are complete. While the permit application is the same, most A/C permits are issued within three days. Our goal is to ensure your permit process is as smooth and quick as possible.

Historic Preservation: Is your property located within a Historic District or individually listed on the Local Register of Historic Places? Is your property eligible for historic designation and able to receive the benefits of historic preservation?

Right-of-Way: Is a right-of-way dedication required? Before designing new construction or other site improvements, check the ultimate right-of-way measurement for your street(s) in Table MBL-1 of the Mobile Element. adopted as part of the Always Delray Comprehensive Plan. If your street isn't listed or for additional assistance, contact the City Engineer at (561) 243-7000, ext. 6220.

Contractor Registration: Contractors must register and maintain their current license on file prior to permit submittal.

All permits will require signed contracts with two signatures. Signatures must include owner OR tenant AND contractor of record OR design professional of record.
