The City of Delray Beach Commission will conduct two public hearings for the purpose of accepting public testimony regarding the creation of a new Central Business District (CBD) Sub-district through Land Use Map Amendments (LUMA), Re-zoning, and amendments to LDR Section 4.4.13, Central Business District.
The first public hearing will be held at 4PM, on Tuesday, July 6, 2021, (or as soon thereafter as may be heard by the City Commission) in the Commission Chambers at City Hall, 100 N.W. 1st Avenue, Delray Beach. The second public hearing is anticipated to take place in October 2021.
The area under consideration is located between SE 4th Street to the north, SE 6th Avenue to the east, SE 10th Street to the south, and SE 5th Avenue to the west, and measures a total of approximately 39.42 acres.
This effort was directed by the City Commission to help guide future redevelopment using LDRs with a higher level of design criteria that encourage investment in the area, while ensuring compatible transitions between the commercial corridor and the adjoining residential neighborhoods. The proposed land use and zoning designations are similar in intensity (including height) as the current designations but have a lesser focus on regulating the mixing of uses and higher architectural and streetscape standards.
