Pre-application Meeting 

A pre-application meeting is required prior to preparation of a development application submittal package. 

  • Submit a completed Pre-application Meeting Request form to Rochelle Sinisgalli at SinisgalliR@mydelraybeach.com. There are 2 ways to submit this request:  Fill out the form and email as one PDF or print, complete, and scan both pages together to email as one PDF.  
  • Exhibits  (i.e. photos, surveys, site plans, etc.) must be attached to the Pre-application Meeting Request form to assist in the review and discussion during the meeting. 
  • The "Primary Contact" noted on the form will be contacted to schedule the meeting. 
  • A virtual Teams meeting invitation will be sent for the first available meeting.  In your email, you may include options for meeting dates (Monday – Friday, excluding holidays) and meeting start times (8:30-11 and 1:30-4) or you may specify days/times that you are unable to attend.

NOTE: A pre-application meeting request may not be required (i.e. color or material change, or Beach Overlay) or necessary if determined by a Planner for the specific request. A note regarding this determination must be provided with the application submittal. Pre-application meetings are non-binding, and comments are provided solely based on the questions and information presented.  All aspects of a development project cannot be reviewed during a pre-application meeting; the complete review will occur upon submittal. 

IN-LIEU OF PARKING:  Per Resolution Nos. 102-23 and 196-23, the City is deferring the processing and approval of all applications for new in-lieu of parking requests. The deferral is currently extended through October, 2024,

Fee Schedule: The current Fee Schedule outlines all required development application and processing fees. (New fee schedule adopted on October 17, 2023 via Resolution No. 205-23). See the Calculation of Fees form to assist with all Level 2, 3, or 4 Site Plan Applications.

Application and Checklist

Request for improvements or new development located within a Beach Overlay District or subject to review by the Board of Adjustment, Planning and Zoning Board, or Site Plan Review & Appearance Board. 

 

Historic Application and Checklist

Requests for improvements or new development on properties located within a historic district or individually designated and subject to review by the Historic Preservation Division.
